Trusses go up at the river house until MJ learns that the permits for the new build have not yet been approved. Mike goes to the council meeting hoping to hear good news, but it's a waiting game in the meantime. Back at the country house, Mike and MJ welcome their designer BFF Sarah Richardson, who offers some good advice. MJ starts getting pre-wedding jitters as his big day approaches.

The leaching bed is replaced at the country house, and work progresses until Mike and MJ find out an open permit remains on the barn.
